Tree Top Villa is set on the highest point of Cul-de-Sac on the southwest side of the Island,overlooking St. Martin and Rendezvous Bay. It provides everything you need for a comfortable, relaxing vacation. A "Home away from Home".The main floor of the villa is on the second level,affording panoramic views and wonderful, cooling breezes. The open kitchen/Great room leads to a sun/star deck for plein air breakfasts or intimate,star-filled dinners.The 2 upstairs bedrooms each have a full bath and sitting room. The downstairs bedroom has a patio and full bath. Set on 3/4 acre of tropical gardens,with hammocks for shady lazing or reading, the villa is a short walk(425 paces). to the the beach where children can dig in the sand or climb over the rocks.

Payment Policy: Rates are quoted in US Dollars. A deposit of 50% is due within 10 days of booking. The balance is due 45 days before arrival. A damage deposit of $200 wll be returned within 10 business days of departure. Any off-Island phone calls will be deducted from the deposit.

Cancellation Policy: for cancellations more than 90 days prior to arrival,there is a fee of $50.00. For cancellations less than 90 days prior to arrival and more than 45 days prior to arrival there is a fee of one nights rent. there are no refunds for cancellations less than 30 days prior to arrival.

Rules: Local,on-island phone calls are free. Rentors must use phone cards or credit cards for off-island calls or the bill will be deducted from their damage deposit.
